BUYING OPTIONS

  • Bulgaria's foreign investment legislation is among the most liberal in the region.
  • Under the Bulgarian Constitution, foreign nationals may invest in real estate in Bulgaria either directly or via a resident juristic person.
  • However, only Bulgarian citizens and companies may own land in this country.
  • Foreign nationals may own only buildings, and have limited land rights (such as the right to temporary land use and the right to property development).

Foreign nationals often prefer to acquire ownership of real estate in one of the following ways:

  • When buying immovable property which carries limited ownership (i.e. an apartment which comes without land), foreign natural or juristic persons often choose to make the purchase directly;
  • When investing in immovable property which comes with land, foreigners prefer to register a resident juristic person (company), which becomes the legal owner of that property.
  • Company registration in Bulgaria is relatively quick and easy, but it is advisable to use the services of a lawyer. Company registration costs may vary considerably, but do not usually exceed EUR 500. The procedure may take several days or several weeks.
